How this works. The tool applies Israel's progressive purchase-tax bands separately for a single-residence buyer, an oleh, an investor with an additional apartment, and a foreign resident, charging each slice of the price only at its own band's rate. For an oleh it checks the post-August-2024 conditions — only home in Israel, inside the 7-year window, under the price cap, not previously used — and compares spending the benefit now against the single-residence rate you'd otherwise pay.

This is a planning tool, not advice. Brackets are frozen through 2026 but were restructured by the February 2026 Arrangements Law, and published thresholds differ between sources — the defaults here are editable for that reason. New-build purchase tax is charged on the price including VAT.
