The sticker price is only the start. Purchase tax, lawyer, agent and registration stack on top — here's the all-in number, itemised.

Indicative estimate at 18% VAT. Purchase-tax brackets are the 2025–27 frozen schedule; legal fees run ~0.5–1.5% +VAT (we model 1%), agent ~2% +VAT where the buyer pays, and registration ~0.1%. An appraisal (~₪3,000) applies if you mortgage; budget a little more for an engineer's inspection and translations. Second-hand homes from a private seller carry no VAT on the price itself; new-builds from a developer include it. Confirm your exact purchase tax with a property lawyer before signing.
