How this works. Two limits set your ceiling. Your income caps the mortgage — banks lend roughly up to a third of net income in repayments. Your cash caps the deposit, and the Bank of Israel caps how much of the price a mortgage may cover (75% first home, 70% upgrader, 50% investor or foreign resident). The tool also sets aside your purchase tax and fees from your cash first, then finds the highest price both limits allow.
